WHEN Kisan Lu Land Inc. (KLLI) launched the upscale Amiya Resort Residences in September of 2009, the company’s top officials vowed to showcase a magnificent housing subdivision that will set the trend in real estate development industry in Davao City.
THE City Council approved on second reading a resolution reclassifying a parcel of land that will form part of the four-hectare area expansion of real estate developer Kisan Lu Lands, Inc in Catalunan Grande, Davao City.
The reclassification was requested by Kristin L. Lu, president and chief executive officer of Kisan Lu Lands Inc., of more than four hectares of land in Catalunan Grande, Talomo District from low-density residential to medium-density residential zone.
The four-hectare area expansion is part of the extension project of the existing Santiago Villas because the project was not included in the earlier reclassification.
The Davao City Water District (DCWD) has issued a certification dated August 4, 2010 stating that temporarily, they still cannot run a water distribution facility to the proposed expansion.
Lu said in the absence of water supply from DCWD, they will put up an elevated water tank that will temporarily supply fresh water to the proposed expansion project.
The Davao Light and Power Corporation, on the other hand, issued a certification stating that they can provide power supply to the area as soon as possible.
The Barangay Council of Catalunan readily issued a resolution attesting that the expansion project has not yet started.

Here are the basic rules covering foreigners who want to own Philippine real estate.
Who are allowed to own (buy and register in their own name) land in the Philippines?- Natural-born Filipinos (Philippine Constitution of 1987, Section 2, Article XII)
- Corporations which are at least 60% owned by Filipinos. Please take note of The Anti-Dummy law (PD 715), though, when forming corporations.
- Foreigners who acquired property prior to the 1935 Constitution.
- Foreigners who inherit real property from their deceased Filipino spouse or parent. The foreigner has to be a legal heir.
- Former Filipinos who become naturalized citizens of another country, but who retain their Filipino citizenship. Republic Act 9225 (Dual Citizenship Law of 2003)
- Former natural-born Filipinos who become naturalized citizens of another country. Ownership is subject to certain limits covered in Batas Pambansa Bilang 185, which was superseded by Republic Act 7042 as amended by RA 8179 or the Foreign Investment Act of 1991.
